Duke Energy owns the property inside what is known as the 3110 line or “project boundary”. The 3110 line distance from the shoreline will vary depending on the slope of the property.
We recommend that homeowners familiarize themselves with the project boundary using the Jackson County property viewer or finding the boundary markers.
The Nantahala Area Shoreline Management Guidelines (SMG) is the document that covers what can and cannot be done within the Project Boundary. The SMG can be found as a separate document on Duke’s website at Shoreline Management Plan - Nantahala - Duke Energy (duke-energy.com).
An overview of what adjoining property owners/lease holders can do within the Project Boundary, in accordance with the respective sections of the SMG and with Duke Energy permission, is listed in the SMG beginning on page A-2 including, among other things:
- Install and maintain a floating dock
- Install and maintain shoreline stabilization
- Install and maintain access steps to the dock
- Install and maintain a walkway to the shoreline
- Remove vegetation under certain circumstances
